JP Bedfords managed the specification, tendering, and contract administration for the reinstatement of a listed thatched cottage that had been almost entirely destroyed by fire, leaving only a small portion of the original dwelling and the central chimney stack.

Planning consent and Building Regulations approval for the rebuild were obtained by local architects, while Bedfords oversaw the technical and contractual aspects of the project.

The reinstatement faced multiple challenges, including planning delays, unsafe structure notices, long lead times, and significant groundwater issues caused by a high water table and heavy rainfall. These conditions required dewatering and additional waterproofing measures to ensure the groundworks could proceed safely.
