A significant fire broke out during plumbing works in the basement of a distinguished three-storey listed townhouse in Blackheath, London, causing major damage to the ground floor and further structural issues throughout the building.

The property’s protected status meant the reinstatement required meticulous heritage-compliant work and formal Listed Building Consent.

JP Bedfords were appointed to manage the entire reinstatement process. Our role included coordinating the consent process, specifying and overseeing all specialist restoration works, and ensuring every replacement element matched the building’s original materials and character. This involved full renewal of services to both the main house and the basement flat, recreation of bespoke joinery (including bookcases, panelling, and kitchen and utility fittings), redesign of bathrooms, replacement of period fireplaces, and complete internal redecoration.

Through intensive monitoring, contractor coordination, and careful protection of the property’s historic fabric, JP Bedfords delivered the reinstatement to the highest standards, restoring the building’s architectural integrity and providing the client with a beautifully reinstated heritage home.
