A serious loft fire devastated a listed cob-walled and thatched longhouse, leaving only limited sections of the structure intact. JP Bedfords were appointed to manage the full reinstatement, as specialists in historic and listed buildings.

Emergency works were carried out immediately to protect the remaining cob walls, followed by a detailed inspection with the Local Conservation Officer. Through negotiation, JP Bedfords secured agreement to remove unsafe sections without waiting for formal listed building consent, significantly reducing the programme duration.

JP Bedfords coordinated the complex listed building application, liaised with Building Control, and worked closely with the homeowner’s conservation architect. The reinstatement required traditional building methods and authentic materials, including restored cob walling, traditional lime render, a new thatched roof with enhanced fire protection, like-for-like oak beam replacement, sympathetic internal finishes, extensive chimney repairs, and new mechanical and electrical systems.

JP Bedfords oversaw the project through to completion, preserving the building’s historic character while delivering a technically robust and fully compliant reinstatement.
